Terms of Service

The rules for using Stilwell Deal Hub during the invitation-only beta: your data stays yours, every figure is an estimate, and you deal honestly with the people you contact.

A beta draft, in plain words

This describes how the invitation-only beta works today. Our attorney will review it before paid plans start, and we will post the new version here with a new date.

1. Who we are and what this covers

Stilwell Deal Hub (“the service”) is software made by Stilwell Investments (“we”, “us”). These terms cover your use of the website and the app, whoever you are: a subscriber, a member of a subscriber's team, a buyer, or a homeowner invited to a seller page.

By creating an account or using the service, you agree to these terms and to our Privacy Policy. If you don't agree, please don't use it.

2. It's a beta

The service is in an invitation-only beta. It works, and we use it ourselves, but features will change, some will be added or removed, and things will sometimes break or be unavailable. We don't promise any particular uptime during the beta.

Keep your own copies of anything important — you can download deals as Excel workbooks. If you tell us what to improve, we may use your suggestions freely, without owing you anything for them.

3. Your account

Accounts are by invitation during the beta. When you create one:

  • give your real name and an email address you control;
  • keep your password to yourself, and use two-step sign-in where we ask for it;
  • one login is for one person — don't share it;
  • tell us straight away at isaiah@investstilwell.com if you think someone else has used your account.

You are responsible for what happens under your login. A workspace owner decides who is on their team and what each person can see, and can remove people at any time.

4. Your data stays yours

The lists, leads, deals, notes, photos and documents you put into the service belong to you (or to whoever you got them from). You give us permission to store, copy, process and display them only as needed to run the service for you and your team — for example, to screen a list, show a deal to your team, or send a buyer the read-only link you created.

We don't sell your data, and we don't show one workspace's leads or deals to another. How we handle personal information is in the Privacy Policy.

5. Using it the right way

You agree that you will:

  • only upload lists and data you have the right to use, under the terms of whoever supplied them;
  • follow the laws and rules that apply to how you contact people — calls, texts, letters, email, do-not-call requests and solicitation notices — and to how you buy, sell and advertise property;
  • deal honestly with homeowners and buyers: no false urgency, no pretending to be a lender, a government office or anyone you are not, and no hiding who you are or that a contract may be assigned;
  • not try to see another workspace's data, get around a limit or a security control, or overload, copy or resell the service;
  • not upload anything unlawful, or anything that carries malware.

We may suspend an account that breaks these rules or puts other people's data at risk. Where we can, we'll tell you why first.

6. Estimates, templates and advice

The service does arithmetic on the numbers it has — rents, taxes, repairs, values, payments and fees. Every figure is an estimate. It is not an appraisal, and it is not legal, tax, financial or investment advice. Check the numbers yourself before you rely on them or make an offer.

Letters, offer summaries, checklists and contract templates are starting points. Have your own attorney review any contract or notice before you use it. The click-to-sign feature on seller pages keeps a simple record (the typed name, the time, the IP address and the browser); whether that is right for a particular document is a question for your attorney.

We are not a party to your deals. Decisions about what to offer, sign, buy or sell are yours and the other people's in the deal.

7. Homeowners and buyers you invite

If a subscriber invites you to a seller page or a buyer portal, that subscriber — not us — is the business you are dealing with. We provide the software. Questions about an offer or a deal go to the person who invited you; questions about your account or your information can come to us at isaiah@investstilwell.com.

Nothing in the service sends messages by itself: the person who invited you writes and sends everything you receive.

8. Plans and payment

During the beta we set up your plan with you; there is no card on file and no automatic billing. We won't charge you anything unless you have agreed to a price with us first. Pricing will be set at launch, and we'll tell you before anything changes for you.

What each plan includes is listed on the plans page, and the app enforces the same limits.

9. Leaving, or being asked to leave

You can stop using the service at any time — tell us and we'll close your workspace. A closed or lapsed workspace becomes read-only: you can still open and download what's in it. The app archives rather than erases; if you want your data removed, write to us and we'll handle it as the Privacy Policy describes.

We may end the beta, or your access to it, with reasonable notice, and sooner if an account is misused.

10. No guarantees

The service is provided “as is” and “as available”. To the extent the law allows, we make no promises about it beyond the ones written here — including that it will be error-free, that its estimates are right, or that it will help any deal close.

To the extent the law allows, we aren't responsible for lost profits, lost deals or indirect losses that come from using the service, and our total responsibility to you during the beta is limited to what you have paid us in the last twelve months, if anything.

11. Changes to these terms

These are beta terms, and they will change — at the latest before paid plans start. When they do, we'll post the new version here with a new date and tell account holders about important changes. If you keep using the service after that, the new terms apply.
