Drop in a PropStream or county export. Columns are matched by name, bad values cleaned, and every lead scored — so the morning starts with the handful worth a call.

  • Equity checked — a sale notice with no loan data is flagged “unverified”, not free and clear

Taxes

Taxes the way the county bills them.

County assessed value × millage ÷ 1,000 — not a percent of a vendor's market value. Bibb, Houston, Jones and Peach rates are built in, and you can edit every one.

  • County and school millage for each county, editable in Settings
  • The same number the lead was ranked with is the one the Deal Room opens on
  • Always labelled an estimate: the county's tax bill is the real figure

Carry it to the close — with the seller in the loop.

Give the homeowner one calm page under your own company's name: the written offer in plain words, the choices where you earn nothing, a checklist and the documents to sign.

  • Subject-to offers always say the loan stays in the seller's name
  • Nothing hurried: no countdowns, no pressure, a Call button that reaches you
  • Buyer links show a Deal ID and a general area — never the address

Built to deal honestly

The software keeps you straight, too.

  • Walled off

Each workspace is sealed from every other one inside the database, not just hidden on screen.

  • Nothing sends itself

You read and send every letter and message yourself.

  • Plain with sellers

Letters carry Georgia's solicitation notice. Subject-to offers say the loan stays in the seller's name.

  • Estimates say so

Every estimate is marked, so you know what to verify before you make an offer.

Questions

Good questions to ask first.

How do I get access?

We're opening it to a small group of Georgia wholesalers and investors first. Request early access and tell us a little about your business, and we'll be in touch personally when there's room. Pricing is set at launch.

Does it only work in Middle Georgia?

The math works for any house. Tax rates, the first-Tuesday sale day and the seller-letter notice are built for Georgia, with Bibb, Houston, Jones and Peach county rates filled in. You can edit every rate in Settings.

Where do the rents and taxes come from?

Rents start from your list's vendor figure, which usually runs low, so every deal asks you to confirm or change it. Taxes are the county assessed value × millage ÷ 1,000. Both are estimates and labelled that way — verify them before you make an offer.

Is my lead data private?

Yes. Each workspace is walled off from every other one inside the database, not just hidden on screen. We never sell or share your lists, and you can export everything at any time.

What happens if I cancel?

Your workspace becomes read-only. You can still open and export everything; nothing is deleted when you cancel.

Who is Partner for?

Established wholesalers who already close deals. Say so when you request access and we'll talk it through with you.

Is this legal or tax advice?

No. It's software for running your own business. Contracts and notices should be reviewed by your Georgia real-estate attorney, and tax questions go to your CPA.

Run your next list through it.

We're opening it to a small group first. Ask for an invitation and bring a list — see what's really in it.
